For homeowners whose listing expired, was canceled, or was pulled

What if your home wasn't the problem?

Your home didn't sell. That's frustrating, and it doesn't mean it can't. Before you relist with anyone, let me show you what I'd do differently, and give you an honest answer on whether selling even makes sense right now.

No pressure. If relisting doesn't make sense for you right now, I'll tell you.

“Adolfo was comfortable to talk to, not pushy, and respected our timeline. When it came time to sell, he negotiated a price higher than our listed offer price, 2 days in the market, and $150K over asking.”

Real homes. Real results.

Homes I've sold, and how I got them sold.

Tough houses, tricky timelines, and one that sat for six months with someone else. Here's what happened when we changed the plan.

For six months this home sat on the market with another agent. No offers. No feedback. Just silence. The sellers were starting to believe it was unsellable. Then they relisted with me.

★★★★★
“Adolfo did an amazingly professional job from start to finish. He went above and beyond, used modern and prompt communication means. Provided resources and in many instances treated our home tasks as if they were his own. He got us reasonable quotes on items that would help us sell our house, and gave us solid reason and working justification to convince the buyer to be reasonable with us. When one buyer backed out, he got right back to get us many additional offers. All around excellent experience.”

How I got it done

1065 Locust St, a 117-year-old Craftsman in Pasadena

1065 Locust St, Pasadena 91106

Under contract in 2 days. $150K over asking.

The challenge: A 117-year-old Craftsman. The sellers interviewed several agents and took over six months to list. They needed guidance without pressure, and a plan that respected the home's age and the inspection issues that come with it.

What I did: No overselling. No urgency tactics. Steady follow-up, strategic pricing, and a clean presentation for buyers who love historic Pasadena. Strong offers came in within 48 hours. We used the momentum to negotiate, then handled the inspection items calmly.

“Various issues came up with our older home, and Adolfo provided excellent advice while mitigating every concern. In hindsight, Adolfo definitely earned his commission.”David Streit, seller, 1065 Locust St

Seller overseas. Tenants in place. Under contract in 6 days.

The challenge: A 1910 Arts and Crafts home by architect J. J. Blick that had to sell while the owner was abroad, with tenants living in the home. Easy for this to get complicated.

What I did: Handled communication across time zones, worked closely with the tenants, and launched with architectural photography and video that showed off the home's historic character.

788 S Grand Ave, a 1924 Italian-style home in Pasadena at dusk

788 S Grand Ave, Pasadena 91105

A one-of-one home with a small buyer pool.

The challenge: A 1924 Italian-style home that architect Paul Loveland designed as his own residence and studio. An inverted floor plan, an Arroyo Seco setting, and century-old construction narrowed the buyer pool a lot.

What I did: Positioned it as a one-of-one Mediterranean retreat for design-driven buyers. The marketing leaned into craftsmanship and indoor-outdoor flow, so the inverted plan read as intentional, not a compromise.

What changes this time

Not more of the same. A different plan.

Relisting with the same price, the same photos, and the same approach usually gets the same result. Here's what I'd change.

Last timeThe price felt like a guess.
This time

Pricing you can see the math on

I walk you through the comps, the competition, and appraisal evidence before we pick a number. Then I watch the market daily so we're never stuck at the wrong price.

Last timeThe photos didn't do it justice.
This time

Your home, shown at its best

An interior design consultation, a staging expert, and professional photography with movie-style lighting. Plus twilight and aerial shots, lifestyle video, and a 3D Matterport tour.

Last timeIt sat in the MLS and waited.
This time

I go find the buyers

Before launch, flyers and emails go to the top 100 brokers in the area. Then targeted Google and Facebook ads reach nearby buyers and buyers who can afford your price, and my team reaches out to prospective buyers up to two hours a day.

Last timeNot enough of the right people saw it.
This time

Everywhere buyers are looking

Ads on Zillow, Redfin, and Trulia, a custom property website, and ads on Facebook, Instagram, YouTube, and XiaoHongShu, so out-of-area buyers find it too.

Presentation

Buyers compare numbers. They fall for a feeling.

Online, every home gets measured by price, beds, and square footage. But the home a buyer remembers is the one they can picture their life in.

I don't just put your home online. I help buyers imagine living in it.

That means staging advice before a single photo is taken, a photographer who knows how to light a room, and a story about your home that gives buyers a reason to book the showing.

See what I'd change for your home

How I work

First, an honest answer. Then a plan.

My job isn't to talk you into relisting. It's to help you make an educated decision, and walk you through it from A to Z.

  1. We talk about what happened

No blame. What showings looked like, what feedback came in, what price changes were made, and what you need now.

  2. I bring the data

Competition analysis, comps, appraisal evidence, and what's actually selling near you right now.

  3. You get my honest opinion

If selling doesn't make sense right now, I'll tell you. I don't over-promise and under-deliver.

  4. If it does, a step-by-step plan

Pricing, prep, marketing, and timeline, all laid out before you sign anything.

Every listing gets it

“I've worked with Adolfo twice, first when he helped us buy our home in 2021, and again to sell it and purchase a new one. Each time, he was knowledgeable, attentive, and strategic. He guided us through the selling process with clear advice on staging and pricing, resulting in a quick sale at our asking price. His understanding of the local market made the entire process smooth and stress-free. I always felt supported and well-informed. If you're looking for a professional, reliable agent who delivers, I highly recommend Adolfo.”

“Mr. Adolfo Aguirre is the most professional and best realtor agent both my brother and I use. With only a one-time open house showing schedule, he was able to sell our mother's house with multiple offers. In the process, he helps us to negotiate the terms and the prices in our favor. Also, he works hard to close the escrow for less than a month.”

Your Pasadena realtor

Straight answers

Expired listing questions, answered

Why didn't my house sell?

In my experience it usually comes down to price, presentation, or exposure, and sometimes timing. The price was set off the wrong comps, the photos didn't show the home well, or the marketing stopped at the MLS. The good news is all of that can be fixed. In a free expired-listing review, I look at your listing history, feedback, and current comps, and tell you honestly which one it was.

Can I relist with a new agent right after my listing expires?

Generally, yes. Once your listing agreement has expired, you're free to hire a new agent and relist. Check your old agreement for a protection (or "safety") clause, which can still apply if you sell to a buyer the previous agent introduced. I'm happy to look at it with you, and for legal questions I'd recommend a real estate attorney.

My listing was canceled or withdrawn, not expired. Can I still switch agents?

It depends on your agreement. A withdrawn listing is off the market, but the listing agreement is often still in effect. A canceled listing usually means the agreement was ended. Confirm with your current brokerage where you stand. If you're still under contract with someone, I'll respect that and we can talk once you're released.

What is the Easy Exit agreement?

Easy Exit is an addendum to my listing agreement that lets you opt out if you're not happy. It's rarely needed, but you've already been stuck once, and I'd rather earn your business every day. I'll walk you through the exact terms before you sign anything.

Should I just lower the price and relist?

Not automatically. Price might be part of it, but if the real problem was the photos or the marketing, a price cut just leaves money on the table. Let's look at the data first, then decide.

Will buyers see that my home was on the market before?

Often, yes. The MLS keeps listing history and buyers' agents can see it. That's why a relaunch has to look and feel new: fresh pricing strategy, new photos, a new story, and real outreach. 1841 N Garfield Ave in Pasadena sat for six months with another agent with no offers. With a new plan it was under contract in 15 days with multiple offers and sold for $46,000 over asking.

Who is the best real estate agent in Pasadena for an expired listing?

The right agent for you is the one who can explain exactly why your home didn't sell and show you a specific plan to fix it. Here's what I bring: an average of 15 days on market versus 58 for the average agent, a 101% average list-to-sale price versus 93%, $53M+ in career sales, 50+ clients served, a real turnaround at 1841 N Garfield Ave (six months with another agent and no offers, then under contract in 15 days and sold for $46,000 over asking), a 22-point marketing system, and an Easy Exit agreement. Interview me and ask the hard questions.

Do you work with expired listings in Los Angeles County, Orange County, and other nearby counties?

Yes. I'm based here in Pasadena, and I serve all of Los Angeles County, Orange County, and nearby counties.

Do you help with trust, probate, divorce, or foreclosure sales?

Yes. These sales need extra care with timing, paperwork, and the people involved. I work with a network of trusted attorneys, escrow, title, and lenders, and I'll keep everyone updated so nothing falls through the cracks.

What's included in the free expired-listing review?

I look at your previous listing (price history, photos, description, days on market, and feedback), pull current comps and competition, and walk you through what I'd change and what I think your home can sell for. There's no cost and no obligation.

Can you help me in Spanish, Mandarin, or Japanese?

Yes. My team and I can help you in multiple languages (Spanish, Mandarin, Japanese).
